A Little Southern Luck to Hop Into the New Year Right!

If you are new to the Lowcountry, you may or may not have heard that according to Southern folklore, eating black-eyed peas, or more specifically, Hoppin' John, and collard greens will bring you luck and prosperity throughout the new year.  And, some insist that you have to eat it first thing in the morning!

According to some historians, the black-eyed peas’ correlation with luck dates back to the Civil War. This was a big crop in the South, first planted as food for livestock and later as a food staple for slaves. When Sherman swept through, his soldiers destroyed and stole all crops, but left black-eyed peas behind. Survivors subsisted on this nourishing food, and would likely have perished without it.

Others say that legumes are considered lucky because of their resemblance to coins. But black-eyed peas aren’t the only reason Hoppin’ John, a traditional black-eyed pea and pork stew served over rice, may be the luckiest thing you make all year.

  • Served with greens (collards, mustard or turnip greens, which varies regionally), the peas represent coins and the greens represent paper money. In some areas cabbage is used in place of the greens.
     
  • Cornbread, often served with black-eyed peas and greens, represents gold.
     
  • For the best chance of luck every day in the year ahead, one must eat at least 365 black-eyed peas on New Year's Day.
     
  • Black-eyed peas eaten with stewed tomatoes represent wealth and health.
  • Adding a shiny penny or dime to the pot just before serving is another tradition practiced by some. When served, the person whose bowl contains the penny or dime receives the best luck for the New Year.  Just be careful to not swallow the coin which would be a rather unlucky way to start off the year....

So if you’re interested in having a lucky 2015, have this dish on New Year’s Day. If you listen to Southern tradition, feel free to add a fried egg on top for the luckiest breakfast you'll eat!.

Why Home Buyers Should Have Their Own Realtor

I recently had a closing where I was the Buyer's Agent.  What had started off as a very smooth, friendly transaction with the 86 year old seller turned out to be very messy, to the point that my buyers refused to sit with the seller at the closing table and both parties had to be in separate rooms. 

While I was out of state, attending a funeral, my clients decided to take a weekend drive and check out neighborhoods as they had recently relocated here from another state.   They saw a home for sale and called the Listing Agent from the For-Sale sign to get more information.  Fast forward and giving the Reader's Digest condensed story, I show them the home and the seller happened to be home and told us upfront that the septic system had overflowed and backed up into the house a few days earlier.  She said that she had it pumped and the company would come back out to re-inspect and she would do whatever was necessary to make it right.

We ratify a contract, contingent on home inspections and that septic system is re-inspected.  Inspection finds some issues and we have to negotiate and finally come to an agreement that all electrical issues will be repaired.  Septic company comes back out and says drain lines need to be replaced which upsets seller.  Seller's children insist nothing is wrong and "that many people walked the drain fields and they were fine".  After asking multiple times for the original invoice since I know that there is an area for the servicemen to write down if any issues were found, I am finally given a receipt where both boxes, "drain lines working" and "drain lines not working" are checked off.  Listing Agent tells me that because the "drain fields working" box is checked off, the seller will not make any repairs.  

It seemed very strange to me that a company would be careless and check off both boxes so I called the company and they told me that both boxes were not checked off so I asked for a copy and sure enough, only one box, "drain lines not working" is checked off.  I immediately called the listing agent, asking to please explain why an invoice had been altered.

Fast forward to the electrical repairs which the addendum was signed, seller agreeing to use a licensed electrician.  I was told by Listing Agent that son was doing the repairs and was a licensed electrician in another state.  I told my clients and they said as long as he provides an invoice with his license #, that would be fine with them.  When the repairs were done, I asked for the invoice and was then told that the son was an electrical technician, not a licensed electrician and, therefore, there was no invoice with license number.  Because of what happened with the septic, I immediately contacted the home inspector to come back out and please re-inspect the repairs and, sure enough, only 1 item on the list was taken care of.  Needless to say, the seller had to hire a local electrician a few days before closing to make sure the repairs were done.

Up until a few hours before the scheduled closing, I did not know if we were going to close and when we did finally get to the lawyer's office, my clients asked to not be in the same room because they did not want to have to say what they were feeling at that moment to the seller.  Remind you, the initial "relationship" with the seller and buyers was very amicable and my buyers had said, in the beginning, how they wanted to stay in touch with her since they knew it was hard for someone to leave a family home.  

After all was said and done, I told them that this was an excellent example of why home buyers need to be represented by their own Agent and not call the Listing Agent.  A Listing Agent is hired to represent the seller - he or she is hired to sell the home for the most money and as little as possible out-of-pocket expenses for the seller.  A Listing Agent cannot effectively represent a buyer and a seller, especially under conditions as I just explained.  Does Dual Agency (Listing Agent represents both sides) happen?  Sure and some transactions go smoothly.  But, it also must be agreed upon and signed off on by both parties in the state of South Carolina.  

Why You Should Hire A Buyer's Agent
A Buyer's Agent is hired to find you a home for the best price and receive the best concessions such as repairs, closing costs and/or home warranty.  Not every transaction happens like this - believe me, this was a first for me.  But, when starting to look for homes, make sure you have a Realtor who will watch out for your best interests.  

If asked to sign a Buyers Agency Agreement, this is to protect both you and your Agent.  Without an Agency Agreement, an Agent is only obligated to you, a "customer" 1) present your offer in a timely manner; 2) account for any money or property received on your behalf; 3) provide an explanation of the scope of services to be offered and 4)  disclose "adverse material facts" about the property or transaction that are within the licensee's knowledge.

As a "client", you will receive many more services than as a customer.  If dealing with a Listing Agent, you cannot be their "client" as they already have a "client", the seller.  As a "client", you can expect the Broker and your Agent to provide the following client-level services:
  • Obedience
  • Loyalty
  • Disclosure
  • Confidentiality
  • Accounting
  • Reasonable Care and Skills
  • Advice and assistance in negotiations

One of Charleston County's cherished holiday traditions kicks off its 25th anniversary season tonight - The Holiday Festival of Lights.  Recognized world-wide as one of the top visitor attractions, visitors can drive, as well as walk, through the James Island County Park and enjoy over 700 displays and over 2 millions lights.  And, of course Santa Claus is there with his reindeer to visit with your children and hear about all of their holiday wishes.

To help celebrate 25 years, there will be live bands this evening from 7 to 9pm, along with stilt walkers and an awards presentation for all contestants who participated in the Gingerbread house contest.  To top the first night will be a beautiful fireworks display, scheduled for 9pm.  

I know I can never tire of this wonderful holiday event and it is definitely on our list of things to do this season.  The display will be open every evening from November 14th to January 1st, 2015 from 5:30 to 10pm during the week and until 11pm on the weekends.

Cost is $15 per vehicle.  If you do have a Charleston County Parks Pass, the event is free with pass.  If visiting during the week, admission is $10 per vehicle with the donation of a non-perishable food item or dog/cat food item, benefiting the Lowcountry Food Bank.

Help! I Was Told I Had to Pay Closing Costs on My Home! What Are They?

Many times, especially with First Time Home Buyers, I am asked what are closing costs?  When you apply for a mortgage, you will need to pay closing costs, which are fees, related to the purchase of your home, that are charged by the lender and third parties, such as your closing attorney (South Carolina is an attorney state - we do not use title companies to close on a home like many other states do)  So, in addition to owing the lender the down payment on the home and the principal and interest related to the mortgage, you will also owe closing costs, which are paid on closing day.

Back when the market crashed, seller offered closing cost incentives were widely used to help motivate buyers to purchase a home.  Now that we are presently in a seller's market, we do not see the seller paying the closing costs as much as we did in previous years but those costs are still definitely open for negotiating.

What is Included in Closing Costs?

Closing costs vary, depending on the sales price of the home as well as the lender you use for your mortgage.  Most commonly known costs associated in the closing of a home are as follows:



  • Loan origination fees (this includes loan processing fees, underwriting fees, credit reports, discount points, etc) - $700 to $1300 on average, depending on lender
  • Appraisal - $375 to $475 depending on lender
  • Pre-paid interest - $25-$1000, depending on loan amount, interest rate and when scheduled closing date is to occur
  • Title Search - $175, depending on attorney
  • Title Binder - $150 depending on attorney
  • Attorney Fee - $350 on average
  • County Recording Fee - $60 on average
  • Courier - $60 on average
  • Owners Title Insurance - depends on loan amount; plan on $75 to $100 per $100,000
  • Lender's Title Insurance (protects the lender just in case the title is not clean) - depends on loan amount; plan on $330 to $350 per $100,000
  • Home Warranty, if chosen and not paid by seller - depends on type of policy but $600 average
  • Homeowners Insurance - 1 year pre-paid upfront - depends on selected coverage.  Also, 3 months are put into escrow since your lender will be paying your homeowner's insurance premium, not you.
  • Taxes - 3 months of escrow - cost varies
How Much Will You Pay?

Typically, homeowners will pay between 2% to 5% of the purchase price.  So, purchasing a $100,000, you will be expected to pay between $2000 and $5000 in closing costs.  

If the seller has agreed to pay closing costs, please note in SC real estate law, the seller agrees to pay UP TO whatever the agreed upon amount is.  So, for example, if the seller agrees to pay up to $5000 in closing costs and the actual closing costs are $4600, you do not pocket that extra $400 as the seller is required to only pay the actual amount of $4600.


Also note, when negotiating closing costs on a home, it is always wise that you ask your lender ahead of time what they will allow for "seller pre-paids and non-allowables".  This is seller paid closing costs.  Most banks have a cap as to what they will allow a seller to contribute for closing costs.  Unless going with a VA loan, the standard cap is 3.5%.

When first applying for a loan, your lender will give you a Good Faith Estimate (GFE) of what your closing costs will be within 3 days of applying for your loan - this is mandatory by law.  Within a day of closing, your lender will send you a closing HUD-1 settlement statement which will have your closing costs spelled out for you.  Always review that statement with your lender and Realtor.  Compare that to your GFE to make sure there are no unexpected surprises.

More than 5,000 Homes Sold This Summer in the Charleston Area

Released on August 10th, 2014 by the Charleston Trident Association of REALTORS:

According to preliminary data released today by the Charleston Trident Association of REALTORS® (CTAR), 1,358 homes sold at a median price of $215,000 in August. Last August, 1,318 homes sold at the same median price.  Year-to-date, 9,431 homes have sold at a median price of $215,500 – a reflection of steady growth when compared to last year, when 8,706 homes had sold at a median price of $205,417.
“The summer months were, as expected, a period of steady, sustainable growth” said 2014 CTAR President, Corwyn Melette. “About 40% of sales for the year close during the summer, and this summer, sales activity and price growth has our market well-positioned for a strong finish to 2014” Melette said. From May through August 2014, home sales increased 5% and median price increased at a sustainable, healthy 2% growth rate. 5,548 homes sold at a median price of $216,231 in the region this summer.
At the end of August, there were 5,961 homes classified as active for sale in the CTMLS. At this time last year, there were 5,702.


July Adjustment
Preliminary data reported for July 2014 indicated that 1,380 homes sold at a median price of $216,150. Adjusted figures now show 1,430 homes sold at a median price of $213,750.

Berkeley County299 homes sold at a median price of $181,950 in Berkeley County in August. The most active area in the county was the North area bordered by Jedburg Road, Highway 17A and College Park, with 72 sales at a median price of $184,388.

Charleston County
During August in Charleston County, 727 homes sold at a median price of $278,180. As the largest geographic area, the Mount Pleasant market closed the most sales, with 235 homes sold at a median price of $388,750.  However, after nearly half a year of West Ashley leading Charleston County sales (outside of Mount Pleasant), James Island took the top spot with 101 homes sold at a median price of $270,00 in August.

Dorchester County
257 homes sold at a median price of $182,000 in August in Dorchester County. The most active area was Summerville/Ridgeville, where 114 homes sold at a median price of $207,500.

Bottom line, the Charleston Real Estate Market is still strong and stable.  Fall is here but that does not mean the buying season slows down in the Lowcountry.

Charleston Restaurant Week Starts Today!

New West Ashley BBQ Place The Talk of the Town: Swig and Swine


Ok, so we live in the lowcountry and good barbecue is expected, right??!!  Although I am, admittedly, not the most qualified person to critique BBQ, coming from New England and eating mostly fish and vegetables, I have to say I was thoroughly impressed with Charleston's latest addition to BBQ, Swig & Swine.

Move over Home Team BBQ because there is a new place in town.... Located in the heart of West Ashley, on Savannah Highway, right next to The Glass Onion (another great restaurant!), the once car wash-renovated restaurant has a casual yet trendy feel to it, with the ability to turn it into an open air restaurant, of sorts, when the weather permits and also offers patio dining.

Chef/owner Anthony DiBernardo, formerly of Rita's Seaside Grille, has a smokin' spread of pulled pork, melt-in-your-mouth brisket, homemade sausage, smoked turkey and smoked pork belly.  And, how you want it served is up to you as many options are offered, from toppings for their large salads, to sandwiches to platters or in quart/pint to-go containers!  

For starters, we tried the smoked chicken wings which were plump and very juicy - these were definitely not your typical fried wings and definitely finger-lickin' good!

For our main entrees, I chose the mixed green salad with smoked turkey and my husband picked the 2-meat BBQ plate with smoked turkey, sausage, macaroni and cheese and coleslaw.  They also have table-side sauces that you can add yourself - mustard, Carolina Sweet, Alabama White and Vinegar - all equally different, yet delicious!  The portion sizes made our choices an excellent value and had plenty to take home and make 2 more meals.

They would have had to roll us into shopping carts and push us out to our car if we ordered dessert.  But, I have heard from friends that the pies are delicious!  

Swig & Swine is definitely a gem to add to Charleston's collection of culinary greats and we will definitely be back.  The only suggestion this flex-itarian can offer is perhaps putting a really cool fish or smoked vegetarian option for those who don't eat meat but love the atmosphere of cool restaurants.

Gallery 72 Inaugural Art Show to be held in Downtown Charleston



So, are you doing anything the evening of Wednesday, July 23rd, 2014?  If not, come on to downtown Charleston, at the Southend Brewery & Smokehouse for Gallery 72's inaugural art show, featuring 4 talented Charleston area artists, including close family friend, Patrick Nevins.  

To be held on the 3rd floor for the Brewery, from 5 pm - 9 pm, enjoy a beverage and some appetizers, live music by Charleston Throwback, and take advantage of this opportunity to get to know these up and coming artists, Tommy Fox, Jacquelyn Hiott, Patrick Nevins and Austin Grace Smith.  

I have known Patrick since moving to Charleston 4 years ago and he has become a member of our extended family.  As a fellow former New Englander, Patrick found himself in South Carolina after four years in the Marine Corps.  He fell in love with the area and enrolled at the College of Charleston where he graduated with a bachelors degree in Fine Arts.  Over the years Patrick has been refining his art and playing with different subject matter but always striving for realism.  Initially focused on the beauty of the female form, he has recently found a real interest in still life.  Patrick lives on Folly Beach and hopes to find a gallery to represent him.

New James Island Pub Offering Unique Variety of Food Options and Plenty of Craft Beers


Yes, Charleston is definitely becoming known for craft beer and has always been know for great food!  For you craft beer enthusiasts who are looking for something other than the normal pub food, check out the newly opened Big Belly Kitchen and Tap House, on Fort Johnson Road, James Island.

Big Belly serves up hand crafted sandwiches, tacos and a wide selection of craft beers, presently serving 24 different draft beers and plenty of bottled beer options as well.  The owners, who both owned food trucks, joined forces and have given the food menu a unique twist to pub food, offering Asian and lowcountry "fusions", from their appetizers to their sandwiches.

On our last visit to Big Belly this past weekend, my husband and I started off with the Beef Chilorio Quesadilla which was a nice variation from your typical Mexican ground beef quesadilla.  For our main meals, my husband had the Baja Shrimp Tacos and I had the Roasted Mushroom and Goat Cheese Sandwich.  Both were very good and mine was filling so ended up taking half of it home to enjoy the next day.

Guests next to us had the Pork Belly Gyro and KFC Banh Mi which is a Korean Fried Chicken Sandwich and raved about it.  Friends of ours who stopped in the day after us also raved about the Banh Mi so I think we will have to try it next time!

If you live on James Island, this is located in a great neighborhood community, by the James Island High School, so you could easily ride your bike that and the owners encourage that by offering bike racks.  Definitely worth stopping by after a day at Folly Beach or enjoy some craft beers and watch the featured game on tv.  For details, visit their Facebook page,  https://www.facebook.com/bigbellykitchen

WOOF WOOF, CHARLESTON IS THE TOP DOG!!

If you are a dog lover than Charleston is the place to live, according to Dog Fancy's readers and fans, as Charleston was just voted the Southeast's best city for dogs for 2014!  As a dog lover myself, I have always felt at home, no matter if with pup in tow or not, as you see dogs and their masters everywhere around Charleston.  Whether it is Lost Dog Cafe on Folly Beach, walking your dog at the beach, going to Yappy Hour at any of the Charleston County Dog Parks or the welcoming sign of dogs in outdoor seating throughout Charleston's popular eateries, Charleston definitely has a welcoming feel for dog lovers.

And, of course, we can't forget and are ever grateful for the endless efforts of the Charleston Animal Society, a no-kill facility that makes great strides in placing dogs and felines in fur-ever homes.

Edmunds Oast - a new Charleston Brew Pub Like No Other!



Thanks to a recent article, in the Charleston City Paper, promoting the soft shell crab season (which I love!), we came across a new restaurant which was touted as a Brew Pub -  Edmund's Oast.  Being the Craft Beer Connoisseur that my husband is and who has had many conversations with the owners of the Charleston Beer Exchange who opened this Pub, I asked him if he wanted to try it for our Friday Night Date Night.  Of course, I did receive that puzzled look from my husband, wondering why I would suggest bar food for date night....

Needless to say, this downtown Charleston eatery is not your typical beer pub with cornhole games, bar stools, flat screen tv's everywhere and bar food. We were pleasantly surprised by this large. modern restaurant with an open kitchen with chef's counter dining, expansive bar, communal tables and front patio dining.

On our first visit, we sat at the bar because there were no open seats and had a wonderful dinner.  My husband was like a kid in a candy shop with all of the craft brews on tap, some of which are brewed on site. And, I enjoyed one of their signature cocktails. From the Red Snapper Crudo to the signature Bacon, Egg Cheeseburger and yes, the soft shell crab, everything was served to perfection.

On our second trip, I made reservations this time and we sat at the Chef's Table, which we love to do at other downtown restaurants.  As we watched the food prepared and served, we already know what we will be trying on our next trip but on this visit, we had the Strip Steak and Roasted Grouper.  Again, perfectly cooked. Oh, and I can't forget the Westbrook Mexican Cake beer (made right here in Charleston!)  Desserts looked heavenly as they were prepared in front of us but with all of the wonderful food, there was no room for dessert.
